You’ll find answers to common questions about our rental properties, including application steps, maintenance issues, and more. We aim to provide clear, helpful information to improve your rental experience.
Renting
- How can I pay my rent?
Tenants are sent a link to their email address to www.apartments.com where you can link your bank account or credit card to pay rent. RAB also accepts checks made payable to RAB Rentals, LLC through the mail or to our drop box outside of our office.
- Where do I go to pay rent on Apartments.com?
RAB tenants will be sent an invitation to use Apartments.com. New users will need to create a username and password. From there, tenants will be able to view and sign leases, pay their security deposit, and set up automatic monthly rent payments. Renters can pay for free with their checking account (ACH transfer) when paying rent. Alternatively, renters can pay with a credit card, debit card, or Google Pay for a 2.75% fee.
- Is there a fee to apply for a rental?
The application fee for renters is currently under review and will be determined shortly.
Our pre-application is free to fill out. You can download here.
- If something breaks, what is considered an emergency?
Emergency situations are anything that could cause damage to the rental as a whole or potentially pose danger to the tenant. Examples include any leaking water, pipe bursts, broken heating unit or a broken refrigerator. RAB is not responsible for the compensation of any food that spoils. We advise our tenants to call our office at 240-204-9589 during our business hours or calling our emergency hotline after hours.
- Can I install Direct TV or Dish Network into my rental unit?
RAB Rentals does not allow Direct TV, or Dish Network to be directly connected to the home. With approval from the landlord, tenants may be granted permission to have a pole-mounted dish installed in the yard. Tenants are responsible for paying for all landscaping repairs when they vacate the unit caused by dish installation.
- Can I hang photos or decorations on the walls?
Photos and other decorations may be hung with pin nails, push pins, or removable Command Strips. All other mounting options will require prior approval from the landlord. Tenants are responsible for large repairs made by nails, screws, anchors, etc.
- Can I paint, put up wallpaper or make other cosmetic changes?
RAB Rentals does not allow any major cosmetic changes to the rental properties. Painting, adding wallpaper and borders, or installing large fixtures such as ceiling fans are considered remodeling which will require the permission of the property owner.
Maintenance Request
- How do I complete a maintenance request?
Tenants can use the “Maintenance Request” option under the “Tenants” tab at the top of this page. There, tenants can submit a maintenance request form by describing the problem, adding photos, and letting RAB know the urgency of the situation. We advise our tenants to call our emergency hotline for leaking water, pipe bursts, broken heating units, or other emergency situations.
- How long will it take for my maintenance request?
RAB will assess the severity of the request based on the urgency the tenant selected in the Maintenance Request Form. Our top priority at RAB is to address emergency situations promptly. Requests such as appliance malfunctions or clogged plumbing, will be tended to as soon as a technician is available.
